A personal note

The right partner for turning service data into decisions.

We are a technology practice first. Our engineers, data specialists, UX researchers and designers work as one team, on complex and regulated estates: airports, hospitals, universities, government buildings, transport hubs and corporate offices.

That is why we can take any data, from any source, whether it is CAFM work orders, rotas and time and attendance, building sensors, audit scores, energy meters or contract KPIs, and engineer it into the right format for the people who need it: the site team, the account director, the bid team and the client.

Our aim is simple. Build robust, measurable experiences that make the most of every medium, instrumented against the KPIs in your contracts, and deployed inside the environment you and your clients choose.

The problem

A facilities contract is won on proof, and the proof is scattered across systems nobody sees together

Cleaning, security, catering, hard services, front of house, pest and waste: every contract runs on rotas, work orders, sensor feeds, audit scores and spreadsheets, spread across CAFM, HR and finance systems that were never designed to agree with each other. The client sees a monthly report. The site team sees a job list. Nobody sees the estate as it really is, right now. Meanwhile £22.9 billion of UK facilities contracts come up for renewal in the next two years, and the incumbent has to prove service quality, response times and value every single month. Showing the right things, in the right format, at the right moment is not decoration. It is how a provider keeps the contract, wins the next one and runs the estate with fewer surprises.

The problem

The gap in numbers

What poor visibility costs providers, their people and their clients.

£49.2bn
The market at stake

The UK outsourced facilities management market was worth £49.2 billion in 2025 across more than 10,800 tracked contracts, growing to £53.9 billion by 2030.

£22.9bn
Contracts up for renewal

963 UK facilities management contracts worth about £22.9 billion expire within the next 24 months. Each one is a retender the incumbent has to win again.

11%
The cost of downtime

The world's 500 largest companies lose 11% of revenues to unplanned downtime, $1.4 trillion a year. Costs rose 62% since 2019 even as incidents fell.

62,000
Security officers to find

The UK private security industry needed 62,000 new licensed officers in a single year to meet demand and replace leavers, according to research among BSIA members.

9%
An ageing cleaning workforce

Only 9% of the 1.49 million people in the UK cleaning, hygiene and waste industry are under 25, and 27% are over 55. Recruitment is the sector's biggest challenge.

37%
Offices are one third full

Average UK office occupancy reached 37.8% in March 2025, its highest since the pandemic, with mid-week peaks and quiet Mondays and Fridays. Cleaning, catering and energy still run as if every desk were taken.

Our solution

Turning CAFM, rota, sensor and audit data into clear, interactive experiences that help site teams, account directors and clients make the right decision, from the contract review to the plant room.

OUR SOLUTION

Understand the audience, then show them what matters

We know the sector: decisions are made at every level, from the group to the contract to the building to the shift. The right visual layer understands what each person is responsible for and serves them exactly what they need to make the right decision.

What the gap costs you

  • Contracts lost at retender because service quality was delivered but never shown
  • Supervisors chasing jobs across CAFM, rota and email instead of running the site
  • Rotas built on last year's footfall while buildings sit a third full
  • Clients steering from a monthly report while the estate changes every hour

Group · Contract · Building · Shift

  • Bring estates, buildings and shifts to life with live maps, 3D twins and motion
  • Apply your design system, and your client's, so every screen is unmistakably theirs
  • Unify CAFM, workforce, sensor, energy, audit and finance data through a single data layer
  • Engineer it to perform in a control room, on a laptop, on a handheld on the floor or in a headset

Our solution

From monthly reports to a living picture of the estate

  • Start with the question, not the report

Let an account director begin with what they need to know, such as which sites are at risk of missing an SLA this week, and see why.
  • Make the estate visible

Live maps and 3D twins show every site, building and floor in context, coloured by condition, occupancy and open jobs, so people see the pattern instead of hunting for it.
  • Design for how decisions are made

Drill from group to contract to building to task, with shared views for the client, the account team and the site, all looking at the same truth.
  • Rehearse before you commit

Simulation runs in the background: test a rota change, a new cleaning frequency or a mobilisation plan in the twin before it happens for real.
  • Build on what already exists

Integrate with the CAFM, workforce, finance and building management systems you already run, in your environment or your client's. No rip and replace.

Case study · Restoration and renewal

A Grade I estate, planned on one living model

A restoration and renewal twin built for the Palace of Westminster programme: the whole estate as one living 3D model in the browser, with every tower, chamber and plant room carrying its own condition, risk and cost. Leaders see the heatmap zone by zone, step inside through real imagery and true laser scans, weigh the decant options against the cost of delay and stress-test a Thames flood before it happens. The same model runs a hospital, a court estate or a listed headquarters.

  • The whole estate, live: every asset rolls up to estate KPIs, so condition, critical assets and backlog are one view
  • Condition heatmap: green to red, zone by zone, drawn on the fabric of the building itself
  • Step inside: real imagery of the chambers and true 3D laser scans you can walk through
  • Plan with confidence: full decant against continued presence, with the whole-life cost and carbon of each
  • Stress-test the risks: a tidal flood or a plant failure modelled live on the estate
  • One source of truth: manuals, surveys and condition reports in one place, with board packs exported in a click

Case study · Labour and rota planning

Right people, right place, right hour

A labour twin that plans the shift from the work, not the other way round. Shown here for a grocery store: colleagues are simulated walking real distances between real tasks, demand arrives hour by hour, and thousands of Monte Carlo runs test each rota before anyone is asked to work it. The same engine plans cleaning, security and front-of-house rotas for a terminal, a hospital or an office campus.

  • Work drives the rota: tasks, frequencies and walking time on the real floor plan set the hours needed, by hour and by zone
  • People, not headcount: agents walk real distances between real tasks, so the plan reflects the building, not an average
  • Test before you commit: Monte Carlo runs show how often a rota fails an SLA, and where
  • Demand, not habit: hours follow occupancy and footfall, so a one-third-full office is not cleaned like a full one
  • Cover and absence: see the impact of a sickness call or a late start and fix it before the shift begins
  • A plan people can follow: the output is a rota to post and a run sheet for the supervisor, not a spreadsheet

Case study · From the estate to a single site

A terminal, a hospital or a depot, inside and out

Command for a national network of sites, shown here for a trade supply business. Every site sits on a live map, then the view drops onto one real site in photoreal 3D with live status drawn over the actual buildings and yard, follows the vehicles that serve it, and finally steps inside. The same model fits an airport terminal, a hospital, a depot or a corporate campus, and the same record drives every level.

  • Network cockpit: performance, risk and open issues across every site at a glance
  • Estate on the map: each site sized and coloured by what needs attention today
  • Photoreal site: live status drawn over the real buildings, bays and roads
  • Follow the service: vehicles, deliveries and mobile teams tracked to the gate
  • Step inside: the floor, the plant room and the goods-in area, driven by the same data
  • One data model: the number on the client dashboard and the job on the floor are the same record, so they always agree

Case study · UK Agri-Tech Centre

Live sensors to mixed reality, on a working site

The South West Dairy Digital Twin, built with the UK Agri-Tech Centre. A real working site is modelled building by building, fed by live sensors, with a copilot that answers questions about the herd, energy and environment, and a mixed-reality view in a headset. The pattern is the same for a plant room, a kitchen, a ward or a security control room: sensors on the asset they belong to, status you can see, and a headset view for the engineer on site.

  • The whole site in 3D: buildings, equipment and livestock, to scale and explorable
  • Live sensors: environment, energy and animal data on the asset it belongs to, not in a separate system
  • Status at a glance: every building and system coloured by condition, with the detail one click away
  • Ask the twin: a copilot that answers in plain English from the live data
  • Mixed reality: step into the twin on a headset and see data on the physical object
  • Proven with a real operator: running on a working site, with real data, for the people who manage it

Proof of service

The estate your client sees is the estate you run

A contract is kept on evidence. We build the client view and the operations view from the same data, so the SLA on the dashboard, the audit on the floor and the job on the handheld are one record. The client sees service as it happens, the account team sees the same picture before the review, and the bid team walks a panel through a twin of the estate they are bidding for. We start from whatever already exists and never need a perfect dataset to begin.

What we build from

CAFM and work orders: reactive and planned jobs, SLAs, asset registers and PPM schedules from the systems you already run.

People and rotas: time and attendance, rosters, skills, training records and absence, across cleaning, security, catering and hard services.

Buildings and sensors: BMS, occupancy and air-quality sensors, energy meters, access control and footfall counters.

Plans, scans and audits: floor plans, BIM and point clouds, cleaning audits, inspection photos and client satisfaction scores.

What you get

A client view that proves service: SLA performance, response times and audit results on the estate itself, updated as work is done.

A site view that runs the day: open jobs, who is where, what is due and what is at risk, on a handheld on the floor.

A bid and mobilisation twin: the estate you are bidding for, modelled and staffed before day one, to show a panel how you will run it.

Controlled by design: each client sees only their estate, in their brand, with detail levels set by role and contract.

How we work

Any data, from any source, in the format that fits the moment

Facilities services run on fragmented systems, often one per contract and one per service line: work orders in CAFM, rotas in workforce tools, sensors in the building management system, audits on a tablet and the contract KPIs in a spreadsheet. We integrate them through a governed data layer and engineer the experience people actually see, so a supervisor acts from one view and the client sees the whole estate.

Data we integrate

Work and assets: reactive and planned work orders, asset registers, compliance certificates and PPM from CAFM and asset systems.

People: rotas, time and attendance, skills, vetting and training across every service line and subcontractor.

Buildings and energy: BMS, IoT sensors, meters, access control, footfall and occupancy feeds.

Contracts, audits and finance: SLAs and KPIs, audit scores, client feedback, cost to serve and margin, unified under one model.

How we deliver it

Live maps and 3D twins: real-time rendering in the browser to see where, how much and why, instantly.

A view for every role: client, account director, site manager and operative on a handheld, all reading the same data.

Simulation and guided modes: test a rota or a mobilisation in the background, or let the twin walk a client or a bid panel through the story.

Deployed where your data lives: your cloud, your client's environment or on premises, built on open standards with audit built in.

Executive summary

From the monthly report to proof of service, live.

The problem

Providers deliver the service but cannot show it, and plan labour on information they cannot see in time.
